Key MLS changes approved by the Board of Directors
Fellow REALTORS®,
At our most recent Board of Directors meeting, several important MLS updates were approved that will directly impact how we list, market, and manage property data within the Central Arizona MLS.
These changes are focused on three key goals: improving transparency, strengthening data integrity, and ensuring our MLS continues to evolve alongside industry standards while serving the unique needs of our local market.
Below is a summary of these updates and what they mean for you in your day-to-day business.
A new MLS rule has been adopted regarding virtual staging.
What this means for you:
Virtual staging remains a valuable marketing tool, but transparency is essential. This rule ensures that buyers and agents can clearly distinguish between actual property conditions and enhanced images, reducing confusion and protecting all parties involved in the transaction.
The MLS will now include Cumulative Days on Market (CDOM), along with an adjustment to the reset period.
What this means for you:
This change creates a more accurate representation of a property’s time on the market and reduces the ability to artificially reset listing history. It provides better data for pricing strategies, appraisals, and client expectations.
The Board approved funding for legal counsel to draft a CAAR-specific new construction contract.
What this means for you:
This will provide our members with a locally tailored, standardized contract designed specifically for new construction transactions, helping reduce risk and improve clarity when working with builders.
The “Other” geographic categories (North, South, East, and West) will be removed from the MLS.
What this means for you:
All properties must now be placed within a defined area or subdivision. This improves search accuracy, reporting, and overall data quality.

CAAR will adopt RESO 2.0 data standards.
What this means for you:
This enhances data consistency, improves system compatibility, and positions our MLS for future technology integrations. While much of this happens behind the scenes, it strengthens the overall reliability and usability of MLS data.
A “Coming Soon” status will be introduced into the MLS.
What this means for you:
This provides flexibility to prepare and position listings before going active, while maintaining fairness and cooperation within the MLS environment.
The Listing Broker Office field will now be included in the VOW feed.
What this means for you:
This improves transparency and ensures more complete brokerage information is available where applicable in consumer-facing platforms.
These updates reflect our continued commitment to maintaining a high-quality MLS that supports your business, protects consumers, and strengthens cooperation across our market.
